What We Do
Line striping isn't just paint β it's how drivers navigate your property safely, how you stay ADA-compliant, and how your parking lot makes a first impression. Faded, cracked, or missing lines create liability and confusion.
Mack Seal provides professional line striping for parking lots, driveways, HOA communities, warehouses, schools, and retail centers throughout Bucks County, PA. We use commercial-grade, fast-dry traffic paint that's built to last through Pennsylvania winters.
Whether you need a fresh re-stripe after sealcoating, a complete layout redesign, or ADA updates to bring your property into compliance β we handle it all.

Why Mack Seal
We don't just roll up and start painting. Every line striping job starts with a proper surface assessment, careful measurement, and layout planning.
We use professional water-based traffic paint rated for exterior asphalt β bright white, fast-dry, and engineered to withstand Pennsylvania's freeze-thaw cycles.
Every stall is measured and snapped to a chalk line before paint touches the surface. Straight, evenly-spaced lines every time β not eyeballed.
We know the ADA requirements cold β stall width, access aisle dimensions, slope requirements, and signage rules β so your property passes inspection.
Fast-dry paint means your lot is back in service within 30β60 minutes of application. We can work in sections so you never have to close the entire property at once.
Mack Seal carries full general liability and workers' compensation. Certificates of insurance available on request for property managers, HOA boards, or commercial tenants.
When you hire Mack Seal, you work directly with the owner β not a call center. Every job gets personal attention, honest pricing, and a result you'll be proud of.
How It Works
Five steps from site visit to sharp, durable lines your customers and tenants will notice.
Step 1
We visit your property to assess the current lot condition, count existing stalls, identify ADA requirements, note fire lane obligations, and confirm what markings need to be refreshed or added. You receive a detailed written estimate β no obligation.
Step 2
The surface is blown clean of loose debris and dirt. If being done after sealcoating, we wait for full cure before applying any paint. Proper prep is essential β paint applied to a dirty or wet surface won't adhere or last.
Step 3
Every stall is measured precisely and snapped with a chalk line before any paint is applied. We plan the full layout β stall width, drive aisle clearance, ADA placement, and traffic flow β to maximize the number of spaces without compromising safety or compliance.
Step 4
We apply commercial-grade, water-based traffic paint using professional line striping machines for perfectly straight, consistent lines. Stalls, arrows, ADA markings, fire lanes, stencils, and curb painting are all completed in this phase. Fast-dry formula means minimal disruption to traffic flow.
Step 5
Before we leave, we do a complete walkthrough of the completed markings to ensure everything is straight, properly dimensioned, and meets all applicable codes. Any corrections are made on the spot. You get a finished lot you're confident about β and so do we.
