We seal cracks larger than 1/8 inch wide. Hairline cracks smaller than 1/8 inch are typically addressed by sealcoating alone. Cracks wider than 1.5 inches may require hot-mix patching rather than crack sealing β€” we assess and advise during the free inspection.

How long does crack sealant last? ↕

Professionally applied hot-pour crack sealant typically lasts 3–7 years, depending on traffic volume, pavement age, and Pennsylvania's freeze-thaw cycles. Re-application is much cheaper than allowing cracks to re-open and grow.

Should I seal cracks before or after sealcoating? ↕

Always before. Crack sealing should be done first, allowed to cure, and then sealcoating is applied over the top. This gives you the best of both treatments β€” sealed cracks underneath a uniform, protected surface above.
